Getting Started (Your First 10 Minutes)

I just signed up for Lintel. What do I do first?

Welcome! Here's your quick start: (1) Complete your profile with your name, company, license number, and phone — this info appears on every report. (2) Create your first inspection by entering the property address and client details. (3) Walk through the inspection using the field capture tool — tap findings, add photos, select from 500+ defect narratives. (4) Deliver the report to your client and agent with one tap. You're up and running in minutes.

Can't log in to my account?

Visit lintel.ink/sign-in and use the "Forgot password" option. Make sure you're using the email address you signed up with. Check your spam folder if you don't receive the reset email within a few minutes. Still stuck? Email support@lintel.ink.

Is there a free trial?

Yes — 14 days free, no credit card required. You get full access to every feature including the agent CRM, report delivery, and the defect library. After the trial, Lintel is $49/month. Founding member pricing is locked for life for accounts created during early access.

Writing Reports (In the Field)

How does the field report capture work?

Open an inspection and tap through the property by section — roof, exterior, electrical, plumbing, HVAC, and so on. For each finding, choose from 500+ pre-written defect narratives or type your own. Add photos directly from your camera. Everything auto-saves as you go. When you're done, the report is ready to deliver — no desktop editing required.

Can I customize the defect narratives?

Yes. You can edit any narrative inline, or save your own custom narratives to reuse across inspections. Your library grows with you over time.

What do my client reports look like?

Reports are clean, branded, and mobile-friendly. Your client receives an email with a link — no app download, no login. They can view the full report, browse photos, and see all findings organized by section. Your name, company, and license info appear prominently on every report.

Can I work offline in the field?

Lintel is a web app that works best with a connection. For areas with spotty signal, we recommend starting the inspection with a connection, then syncing when you're back online. We're working on stronger offline support — email us if this is a priority for you.

Agent CRM (Growing Your Referrals)

What is the Agent CRM and why does it matter?

Most of your business comes from a small group of real estate agents who trust you. The Agent CRM helps you track every agent who's referred business, see exactly how much revenue each one generates, and identify who needs a follow-up before they go cold. It's the tool that turns one-time referrals into long-term relationships.

What are the 5 agent tiers?

Top Performer — 10+ referrals, active in the last 90 days. Your VIPs — protect these relationships. Active — referred in the last 45 days. Things are good; keep it up. At Risk — 45–90 days since last referral. Time to reach out before they cool off. Dormant — no referral in 90+ days. Needs a reactivation touchpoint. New — added but no referrals yet. Introduce yourself and get on their radar. Lintel moves agents between tiers automatically based on activity.

What are the outreach templates?

Lintel includes 5 ready-to-use email and text templates for each relationship moment: intro (for new agents), thank-you (post-referral), check-in (quarterly touch), reactivation (for dormant agents), and milestone (when an agent hits 5/10/25/50/100 referrals). Copy the template, personalize it, and send. No staring at a blank screen.

What is the agent portal?

Every agent in your CRM gets a personal portal — a shareable link that shows their referral history, the inspections you've done together, and your contact info. The agent doesn't need to log in or download anything. Share the link and they can see everything, anytime. It's a great way to show agents you're tracking their business and value the relationship.

How do I add agents to my CRM?

Go to the Agents section in the app and tap "Add agent." Enter their name, email, phone, and brokerage. Once added, you can link referrals to them from any inspection. Lintel tracks the stats automatically.

Delivering Reports (Clients & Agents)

How do I send a report to my client?

When your report is ready, tap "Deliver." Enter your client's email (and optionally their agent's email). Both receive a branded email with a direct link to the report. No login required on their end. The report link works on any device.

Can I resend a report or update it after delivery?

Yes. You can edit a report and resend the delivery email at any time. The report link stays the same — your client's existing link will show the updated version.

How long do report links stay active?

Report links are active as long as your account is active. If you cancel your subscription, reports remain accessible for 90 days, then are deleted. You can always export your report data before cancelling.

Pricing Calculator

How does the pricing calculator work?

Set your base rate by square footage ranges, then add modifiers for property age, foundation type, add-on services (radon, sewer, pool, etc.), and travel distance. When you start a new inspection, Lintel calculates the quote automatically based on what you've set. No more guessing or second-guessing your pricing.

Can I charge different rates for different services?

Yes. Add as many add-on services as you offer. Each gets its own price. The total is calculated automatically and shown in the inspection details.

Data & Account

What if I lose access to my device? Is my data safe?

Yes. Lintel is a web app — all your data is stored securely in our cloud database. Log in from any device and everything is there: past inspections, reports, agents, photos. Nothing is stored locally only on a single device.

Can I export my data?

Yes. Go to Settings → Export to download your inspection data. Your data is yours — no lock-in.

Can I cancel my subscription anytime?

Yes. Cancel from Settings → Billing. You keep access through the end of your current billing period. We don't do pro-rated refunds, but you'll never be charged after you cancel.

How do I delete my account?

Email support@lintel.ink with your account email and request deletion. We'll remove all your data within 30 days. Please cancel your subscription separately in Settings first.

Bugs & Issues

Something's broken. How do I report it?

Email support@lintel.ink with: (1) What you were doing, (2) What went wrong, (3) Your browser and device. We respond within 12 hours for Pro subscribers.

I have a feature request. Where do I send it?

Email support@lintel.ink — we read every message and many features have come directly from inspector feedback.
